The west bank of St. Charles Parish is now one of the most in-demand areas surrounding New Orleans, in fact with inventory of available homes hovering below 5 months supply, it’s quite competitive in some price ranges. Good school districts, proximity to Greater New Orleans and our state capital, and the relaxed lifestyle of this area make it popular among young families as well as retirees.
Over the past two years, inventory of available homes decreased by 50% and the average number of days that homes remained on market declined 35%.
In January 2017, average sold price was 25% lower, compared to January 2016. However, when comparing the 12-month period (Feb 2016-Jan 2017) to the same period one year prior, the average sold price increased 4.4%. Buyers who have purchased in this area are seeing price appreciation and a return on their investment.
The Hahnville/Luling area is a great place for first-time homebuyers or those needing more space. With an average price per square foot sold of sold of $100 versus $148 in Orleans Parish in January 2017, St. Charles Parish offers significantly more housing “bang for your buck.”
